General Questions

What is a salon suite?

A salon suite is a private, fully-furnished room within a professional beauty facility. You lease the suite as an independent business owner, set your own schedule, choose your own products, and keep 100% of what you earn — minus only your flat weekly rent.

What’s included in my suite rental?

Every suite includes professional furniture and equipment, WiFi, all utilities (electric, water, gas), 24/7 keyless access, security cameras, break room access, on-site laundry, free parking, and climate control. Your weekly rate covers everything — no hidden fees.

Who can rent a salon suite?

Licensed beauty professionals including hairstylists, barbers, estheticians, nail technicians, lash/brow artists, makeup artists, massage therapists, microblading artists, and waxing specialists. You must hold a valid California Board of Barbering and Cosmetology license (or equivalent for your specialty).

How much does a salon suite cost?

Weekly rates range from $150-$300 depending on suite type. Hair suites: $200-$275/week, barber suites: $175-$250/week, nail/lash suites: $150-$225/week, flex/premium suites: $225-$300/week. All utilities and amenities included.

Is there any salon suite competition nearby?

No. Premium Salon Studio is the first and only salon suite facility within 30 miles. The nearest salon suites are in Modesto and Turlock, over 30 minutes away. This gives you a significant first-mover advantage in the Newman-Patterson corridor.

Can I bring my own furniture and equipment?

Every suite comes fully furnished, but you’re welcome to supplement with your own equipment, product displays, art, and decor within suite guidelines. The space is yours to personalize.

Do you offer day rates?

Yes. Day rates start at $50-$75 per day, with half-day options at $30-$45. It’s a great way to try suite life with your clients before committing to a weekly lease.

What is the Charter Tenant program?

Charter tenants are professionals who sign their lease before our grand opening. They receive 20% off their first 6 months of rent — the best rates we’ll ever offer. Charter tenant spots are limited.

Leasing Questions

How long are lease terms?

We offer flexible options: month-to-month (small premium), 6-month agreements, and 12-month agreements at the best rates. Charter tenants receive special pricing regardless of term length.

What’s the move-in process like?

After your application is approved: sign your lease, pay your first week’s rent plus security deposit, receive your digital access credentials, and you’re ready to start seeing clients. The whole process can take as little as a few days.

Is there a security deposit?

Yes, a refundable security deposit equal to one week’s rent is required at move-in. It’s returned when you leave your suite in good condition.

Do I need insurance?

Yes. All tenants must carry professional liability insurance with a minimum $1 million coverage. This is standard in the industry and protects both you and your clients. Many providers offer affordable policies specifically for beauty professionals.

Do you offer referral bonuses?

Yes. Refer a beauty professional who signs a lease and receive a $100-$200 rent credit. Help us build the community and save on your rent at the same time.

Amenities Questions

How does the pedicure room work?

The shared pedicure room has 4 spa chairs available on a per-use basis ($15-25/session) or weekly unlimited access ($50-75/week). You schedule your sessions through our system to ensure availability. Great for nail techs who want to offer full pedicure services.

How do shampoo stations work?

We have 2 shared shampoo stations. They’re included with premium-tier suite rentals or available as an add-on for $25-50/week. Shared on a first-come, first-served basis with scheduling options during peak hours.

What’s the WiFi situation?

Business-grade high-speed internet is included with every suite. Fast enough for online booking systems, social media, streaming music, and running your POS system. Optional premium tech package ($50-75/month) available for power users.

Is there laundry on-site?

Yes. On-site laundry facilities are available for washing towels, capes, and linens. We also offer an optional towel/linen service ($30-50/month) if you prefer to skip the washing entirely.

Licensing Questions

What California Board licenses are accepted?

We accept valid licenses from the California Board of Barbering and Cosmetology, including cosmetologist, barber, esthetician, manicurist, and electrologist licenses. Massage therapists need a valid CAMTC certification.

Do I need a business license?

Yes. As an independent business owner, you’ll need a City of Newman business license and a Stanislaus County business permit. We can guide you through the process — it’s straightforward and affordable.

How does AB-5 affect salon suite renters?

California’s AB-5 law classifies salon suite renters as independent contractors, not employees, as long as you set your own schedule, use your own tools, and operate under your own business name. Our lease structure is designed to maintain your independent contractor status.
